Talkeetna Eastside Cabins LLC Rental Agreement
Before you proceed, you must read our legal statement. By making a reservation, you are agreeing and accepting all legal items listed below and hereby certify that you are at least 21 years of age.
Talkeetna East Side Cabins LLC is a family owned and offers nightly lodging in Talkeetna. Specifically we are located in the residential area of East Talkeetna, 4 blocks from downtown Talkeetna's main street, 2 block from the Airport and 4 block from the railroad depot. We offer three unique private accommodation options. All rentals and prices include, coffee pot, refrigerator, private shower and bathroom, internet and internet television (provided by Roku Boxes), house phone, and access to kitchen facilities . In the summer months you can relax in our spacious backyard, or on our unique octagon deck. In the winter we are 2 block away from miles of cross country ski trails, and our barrel sauna is available by request for guest use year round.
Electric heated barrel sauna available for use by request between 5pm and 10pm. 1st come first serve. Please follow operating instructions carefully. 4 people max in the sauna at one time

Suite Home: $200.00 for 1 or 2. $20.00 for each additional person. Max capacity 6 people.
Yurt: $130.00 for 1 or 2. $20.00 for each additional person. Max capacity 3 people.
Winter Season Oct-April
Nook: $125.00 for 1 or 2. $15.00 for each additional person. Max capacity 4 people.
Cabin: $155.00 for 1 or 2. $15.00 for each additional person. Max capacity 6 people.
Suite Home $185.00 for 1 or 2. $15.00 for each additional person. Max capacity 6 people.
Yurt: $100.00 for 1 or 2. $15.00 for each additional person. Max capacity 3 people.
GENERAL ACCOMMODATION AND PROPERTY RULES:
No Pets on the premises
No smoking inside. Use butt cans outside.
No Tampering with smoke detectors.
No Open Fires on Property.
No use of firearms or fireworks
No tents or overnight camping on the property. There are nice campgrounds within walking distance from our rentals.
Any Grilling must be done off decks or porches, grills are not provided
Quite Hours 11pm-8am
***Bears are fun to see, but not on the property. We ask that no fish be cleaned outside and keep odorous garbage off porches. We have a compost station on the property and provide each accommodation with a compost bucket in hopes of encouraging the practice. Please make sure no meat scraps are mixed in compost, whereas they will attract bears.
***No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. Should a Guests or guest of Guests be arrested for underage drinking at the rental unit property or should Talkeetna East Side Cabins LLC staff or owners observe a Guest or guest of Guest under the age of 21 drinking alcoholic beverages, this rental agreement may be terminated and the Guests evicted at our option. Illegal drug use is strictly prohibited.
These rules are posted to make everyone stay in this shared space enjoyable. This is both a family home and a business, so please take care of it. Ask if you have any questions about the guidelines, please ask. Failure to follow property rules may result in a charge at the owners discretion

Summer Season Cancellation Policy:
All room reservations require a 50% deposit at the time of reservation. To receive a full refund of deposit all cancellations must be made a week prior to reservation date.
Winter Season Cancellation Policy:
All room reservation require a 50% deposit at the time of reservation. To receive full refund of deposit all cancellations must be made 72 hours prior to reservation date.
CHECK-IN TIME
Check in Time: 3pm
There is no check in end time. Talkeetna East Side Cabins LLC has self check in. All check in procedures can be completed online. Once you accept the rental agreement online and payment is received, you will receive a code for the key box located outside your rental. In the box are the keys to the rental. If you have any problems with the box or the keys you can call for assistance. Early check in is available upon request and based on availability.
CHECK-OUT TIME
Check out Time: 11am
Upon checkout, accommodations must be locked and keys place back in the lock box. Late check out is available by request till 1pm, but never guaranteed. Any rooms still occupied after 11pm with out late check out permission or after 1 pm with late check out permission will be subject to a $30.00 late cleaning fee. At 2pm any guest sill occupying a room will be charged for the room in full, without out the option to stay if the room is already book by another party for that night.
DAMAGE DEPOSITS
All guests must have a credit card on file in case of damage to property, theft, or excessive cleaning charges incurred by guest occupancy. Cabins will be locked by housekeeper after cleaning. Please take note upon check in if anything seems damaged or amiss. If it does, call the owners and let them know immediately so they can remedy the situation and keep the newly arrived guest from being liable for others action. Keep cabin secure when not present, where as guests are responsible for theft of cabin items after they have received keys.
Guests are required to leave the property in the same general condition it was when they arrived. Each Guest will be financially responsible for damage done to the property beyond normal wear and tear. If there is damage to a property or rentals after departure, the guest will be notified of any excessive cleaning needed or damages made, and the amount that will be charged to their credit card. Charges will be at the owners discretion and in the appropriate amount to fix and recoup any losses incurred. Agent will pursue collection to the fullest extent. Guests will also be responsible for any damage caused by their family or invitees.
NO SHOW-- INCLEMENT WEATHER-EARLY DEPARTURE
Any monies paid toward reservation are forfeit and you will be charged in full the remaining balance due for the room. No refunds for unused nights in cabin i.e. delayed arrival or early departure. No rain checks for inclement weather or refund of deposit. Travel in Alaska can often be difficult because of weather, but the cancellation policies still are in effect, even if the roads are in bad shape from snow, ice or rain.
ACTS OF GOD
Talkeetna East Side Cabins shall not be liable for events beyond their control which may affect guest occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, strikes, war, earthquakes, flood or extreme weather. NO REBATE OR REFUND will be offered in these circumstances.
RIGHT OF ENTRY
The owners of Talkeetna East Side Cabins greatly value guest privacy, but under some circumstances, the owners or managers entry into a guest occupied rental might be necessary. Guests agree that if the owners deem it necessary, Talkeetna East Side Cabins LLC reserves the right to enter the guest occupied rental to assess a situation. Necessary circumstances consist of, but are not limited to: damage to the property, suspected illegal activity, inordinate levels of noise or violent disturbances.
EXPEDITED EVICTION
A material breach of this Agreement by Guests, which, in the sole determination of the Owners, results in damage to the Premises, personal injury to Guests or others, a breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of Guests tenancy. Violation of any of the rules contained here in will result in immediate eviction and forfeit of any payments.. Any reservation made under false pretenses will result in forfeiture of advance payments and the party will not be permitted to check-in.
INDEMNIFICATION AND HOLD HARMLESS
Guests agree to indemnify and save harmless the Owner and Agents for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guests use and occupancy of the rental property including, but not limited to any claim or liability for personal injury, theft of personal property, or damage to personal property, which is made, incurred, or sustained by mechanical failure, accident or created by Guests.
VIOLATING AGREEMENT
If Guests violates any of the conditions of this Agreement, or general campground rules/policies, Talkeetna East Side Cabins LLC may terminate this Agreement and enter Premises. Upon notice of termination of this Agreement, Guests shall vacate the Premises immediately and forfeit all rents and security deposits.

I agree to accept all terms of this rental agreement listed above and accept all liability for any damage beyond normal wear and tear during the term of my rental. I also agree to abide by posted rules and regulations as posted throughout the property.
